IFAD INDUSTRIAL PARK:

An industrial park (also known as industrial estate, trading estate) is an area zoned and planned for the purpose of industrial development.  An industrial park can be thought of as a more “heavyweight” version of a business park or office park, which has offices and light industry, rather than heavy industry. Different industrial parks fulfill these criteria to differing degrees. Many small communities have established industrial parks with only access to a nearby highway, and with only the basic utilities and roadways. Public transportation options may be limited or non-existent. There may be few or no special environmental safeguards.

CLIENT: IFAD Group

Ifad group is the local partner of Ashok Leyland in Bangladesh. Ashok Leyland is the 2nd largest commercial vehicle manufacturer in India. Since 1985 – IFAD AUTOS has played a crucial role in building the transport industry of Bangladesh and now define the standards of this industry. Starting out as private enterprise, ‘IFAD AUTOS’ has built a mammoth network throughout Bangladesh with offices, dealers and showrooms having nationwide reach.  The company underwent an IPO in late 2014 to mark its significant expansion in operations – namely a state of the art full scale assembly plant with construction currently underway. “Ifad Industrial Park” is one of the land mark of IFAD Group to the industrial sector in our country.

SITE LOCATION:

The site is situated at Dhamrai Upazila, beside Dhaka- Aricha Highway road, and very much nearer from Dhamrai Node.There was a lot of brick field around the site, And we can see a heavy foliage  green shed scenario around it. It took 1 hour 41 minutes journey without traffic through Dhaka- Aricha Highway road to visit  ‘IFAD AUTOS INDUSTRIAL PARK’ from Dhaka city by car or vehicle,The route is around 46.2 KM from Dhaka and and it is the fastest route and if someone choose via Mirpur roar to Dhaka- Aricha Highway road to go there it took 1 hour 50 minutes which is about 52.5 KM

ARCHITECTURAL REPORT:

CONCEPT: AN INDUSTRIAL PARK THROUGH GREEN SHED
DESIGN CONSIDERATION:

01)

WHAT:

The Concern was to use  low cost materials. Many types of local made materials were used too.  The concern was to ensure the following criteria:

-Low cost construction.

-Natural ventilation.

-Traditional  but Contemporary  approach

WHY:

Whenever first visit at site, we saw that there were lots of brick fields around our site; there was a lot of paddy field too. Site is very much rich in his scenic beauty though there was a lot of environmental challenge for us in design phase and we try to overcome that successfully, Client demand is to make a well design by cost minimizing factor, Which insist us to go through low cost material for build purpose.

HOW:
 We designed a simply traditional “Do- chala” Built structure, but has a unique look. ‘Do- Chal’ Pattern is one of the oldest house pattern of Bangladesh. Its divided among12 segment. Though all of them are connected but their ridge line is not in same line, and we use here corrugated sheet for the main assembly plant building, Which give it a unique  and shiny look, We used translucent light material in some where in the ceiling and also in those elevation portion of the segment at the staggered side. Which creats a dramatic illusion of artificial light in internal space from direct natural light.  It gives a mild charmful internal atmosphere.

What:
Making the design environment friendly was also a concern. Creating a building mass with ample possibilities for natural light and ventilation was the main idea.

WHY:

Before this design we go to Chennai, there we saw a lot of industrial design,  Almost everywhere we noticed that these structure has a massive problem there, We see that basically natural light, air ventilation is not properly solved there. The source of natural light is too much poor, and for that reason, the working environment is not very suitable for the workers, it creates a clumsy environment for themselves, so the work efficiency reduced by itself, it was harmful for their health too in these tight schedule, if we think from another perspective- there was a relation towards workers mind and their work , it is too much necessary to maintain a cool mind in the hazardous condition to find a good output  to the work, so that it was necessary  to ensure the proper light through sealing or wall and the movement of pure air through masses, for  enhancing the work efficiency.

How:
We brings light from ceiling and and side wall, so that its not need to enlighten more in day time . The air movement is good through internal air. There we designed exhaust fan in one side of the main assembly plant building which helps to take air from another side and maintain a good air circulation towards the workers. Mechanical exhaust and louver helps on it.

Dhamrai is a stromful area, deadly storm happens there frequently, at these reason we used double glazed glass through the opening and curtain surface. Because of a lot of brickfield around it there was a lot of dust in air, thats why translucent light material isn’t used on ceiling but in the vertical surface for light taking purpose.


3)

What:
Internal spatial quality was also emphasized. Effort was given to enrich the internal privacy and comfortable space quality for workers and visitors, also to make the space noise free and enlighten by natural light. Design concern was to make a good visual linkage throughout the workspace and the campus.

Why:
   Internal privacy and comfort level should be high, and a noise less environment which is tolerable should be ensured for workers patience, work ability enhancement, and a dedication for maximum output to the work  effort. Which comes by willingly.  Beside horizontal zoning, Vertically zoning is also important and Visual linkage and verbal workability through vertical space  should be maintained.

How:
There is a mezzanine level in main assembly plant, which gives a good internal visual scale, & visual circulation becomes good and more interactive. Mild light is in everywhere, roof ridge line doesn’t hamper the scale factor. Internal environment comes very much comfortable by scale, diffused natural light, & air movement, so the workers can find a healthy environment. In dormitory building, we make the inclined elevation wall for privacy concern between dining and outside.



4)

What:
Landscaping was a major concern here. Appropriate plantations were chosen for different parts of the Master plan.

Why:
Industrial park was always a barren space. Regardless of the fact that factories are crucial for our survival, we’re all conscious of their negative impact on environmental health. Depending on the type of factory, the surrounding area could stay contaminated for years after the facility is closed. Fortunately the consequences can be withdrawn, of course with a lot of work in cleaning up, landscaping, and proper planting.  In these case we planted those kind of trees here which are the most adaptable tree here.  Good landscape ensures us:
 -Preservation of the environment.
– Developing sustainable techniques in favor of the environment. 
-Regeneration of polluted areas.
– Storm water management.
– Cleaning the soil and water.
– Contributing to air purification in the internal and external space
-Natural materials are always welcome

How:
The overall master plan depicts an industrial park which is carefully placed in designed green surroundings. The main avenues are flanked with strong wood trees which will absorb the windy effects of storms and minimize the temperature with its loving shades. Tropical trees like Gogon, Shirish, Koroi, Segun etc. are selected for this project. Flowering trees like Sonalu, Pinkchassia, Jarul, Krishachura  are selected for privacy and shade. These trees will remind us the variation of our six seasons. Amphibian trees like Hijol and Umbrella papyrus are the beauty of fountain and water body besides admin building. Green ground cover absorbs the excessive heat of the pave area.
